The Pearl opened in March 2013 as the only hotel inside Rosemary Beach, the Andres Duany and Elizabeth Plater-Zyberk New Urbanist town whose 1995 charter intentionally placed it at the opposite end of 30A from Seaside (the firm's earlier signature project). The hotel was developed by St. Joe and is owned by a private partnership; the building was designed in the Anglo-Caribbean and West Indies vernacular that defines Rosemary's entire town fabric, with a deep wraparound veranda, Bermuda shutters, and the cupola that anchors the Havana Beach Rooftop bar above. The Pearl earned Forbes Four-Star recognition within its first decade and currently holds both that designation and the AAA Four-Diamond rating, the only hotel on 30A to hold both at once.
Fifty-five rooms and suites are arranged across four floors. Categories run Town View, Pool View, Pool Front, and Gulf View, with the upper-floor Gulf Views the highest-rated single category on the corridor. Suites add separate living rooms and the deepest balconies; the Pearl Suite occupies the top-floor corner with a wraparound terrace facing both the Gulf and the Rosemary Town Centre. Every room is dressed in a quiet palette of bone, oyster, and pale driftwood; the closets are walk-in, the bathrooms are marble, and the king-bed standard is uniform across categories.
Havana Beach Bar & Grill on the ground floor is the corridor's most ambitious hotel dining room and the most reliable place to sit a table of eight on 30A. Chef Sebastian La Rocca runs a coastal-Cuban menu (the hotel's name and the bar programme both lean into the Havana premise); Sundays the room runs a long-standing brunch service that books out three weeks ahead in season. Above, the Havana Beach Rooftop is the bar that the rest of 30A measures itself against, the only purpose-built rooftop cocktail bar on the corridor, with a tight bottle list, a small bar food menu, and the only sunset view of this calibre in Walton County. The Spa Pearl, a small in-house spa, runs four treatment rooms.
Service is the line that justifies the Forbes Four-Star rating and the rate premium over the rest of the corridor. The Pearl runs a personal concierge programme that begins at booking, not arrival, the only 30A property to do so. Children are welcome but the property is genuinely most suited to adults; this is the corridor's primary couples hotel and its primary proposal hotel. The Pearl is also the only 30A property where the hotel itself, not the surrounding rental market, sets the published room rate, the simplest single indicator of editorial seriousness in this part of Florida.
For 30A honeymoons The Pearl is the corridor's reference answer. A Gulf View Suite with the wraparound balcony, sunset cocktails at Havana Beach Rooftop, dinner downstairs at Havana Beach Bar & Grill, the walk across the bridge to the beach the next morning. The Pearl Suite at the top-floor corner is the milestone version of the same brief.
A 30A anniversary at The Pearl is the most reliably calibrated milestone room in the region. A Gulf View room for a quieter weekend, a Gulf View Suite for a major year, the Pearl Suite for the round-number version. The Sunday brunch at Havana Beach is the corridor's preferred milestone-meal venue; the concierge desk handles in-room cake, champagne, photography on request.
The Pearl is 30A's primary proposal hotel and the only address on the corridor where the rooftop, the suite balcony, and the beachfront at sunset are all available within a five-minute walk. The Havana Beach Rooftop privatises corners for proposal bookings on quieter midweek dates; the Pearl Suite balcony is the most-requested in-suite version. If the answer is no here, it was not the hotel's fault.
